Tangmere Parish Council has asked that the four sites TANGO 05, TANGO 20, TANGO 34 and TANGO 49, be deleted from the Urban Potential Study. Site TANGO 17 is the Fire Brigade Depot and 116 and 125 City Fields, Tangmere and site TANGO 32 refers to the Grain Stores south of Churchwood Drive, Tangmere.
TANGO 05 Land between Boxgrove cottages and petrol filling station, Arundel Road, Tangmere
The landowner, Martlet Homes, has previously informed the Parish Council that it does not intend to build houses here. There are mature trees to the north and the new cycle bridge will overlook the site. This site is unlikely to pass limits for noise and traffic pollution. This site generates traffic in front of the school entrance which is an existing problem.
The Tangmere Parish Plan supports Brownfield allocation on sites TANGO 17 and TANGO 32.
The Parish Council, after consultation with the residents, is prepared to see the potential identified on TANGO 05 to be transferred to site TANGO 32, and site TANGO 05 be deleted from the appraisal. The Parish Council thereby supports the total Potential Brownfield allocation for the village, but seeks to allocate such potential to the sites approved in the Parish Plan.
This proposition for reallocation of housing potential satisfies LIV5 of the Preferred Option document as shown on table "Settlements", page 24, Core Strategy DPD, as the total PDL will remain between 330-410 on Brownfield sites in Tangmere.
Therefore this objection seeks to delete site TANGO 05 from the Urban Potential Study.
TANGO 20 Garages to the Eastern End of Malcolm Road, Tangmere
These garages are still in use and the owners of adjacent properties have rear entrances to their gardens. There is a mature tree on site which may have a TPO. The Parish Council understands that this land has already been sold to Kelsey Homes for development. This is associated with an adjacent green field site which is unacceptable.
The Tangmere Parish Plan supports Brownfield allocation on sites TANGO 17 and TANGO 32.
The Parish Council, after consultation with the residents, is prepared to see the potential identified on TANGO 20 to be transferred to site TANGO 32, and site TANGO 20 be deleted from the appraisal.
Therefore this objection seeks to delete site TANGO 20 from the Urban Potential Study.
TANGO 34 14, 15 and 16 Sunderland Close and 11 Canberra Place, Tangmere
There are a number of TPOs on the site. The area is listed as at risk to flooding.
The Tangmere Parish Plan supports Brownfield allocation on sites TANGO 17 and TANGO 32.
The Parish Council, after consultation with the residents, is prepared to see the potential identified on TANGO 34 to be transferred to site TANGO 32, and site TANGO 34 be deleted from the appraisal.
Therefore this objection seeks to delete site TANGO 34 from the Urban Potential Study.
TANGO 49 Site to the South of 17 Haleybridge Walk, Tangmere
This site is in multiple ownership and the land is contaminated after a fire in a foam factory on the site. There is a mature hedgerow adjacent to public open space with a public footpath running through it. Difficulties will also be encountered in the removal of an existing oil storage tank on the site.
The Tangmere Parish Plan supports Brownfield allocation on sites TANGO 17 and TANGO 32.
The Parish Council, after consultation with the residents, is prepared to see the potential identified on TANGO 49 to be transferred to site TANGO 32, and site TANGO 49 be deleted from the appraisal.
Therefore this objection seeks to delete site TANGO 49 from the Urban Potential Study.
